How much to overbid in the Netherlands in 2026?

Overbidding is easing. In 38 of 39 regions the average bid over asking fell from Q2 2026 to Q3 2026; the median across all regions moved from 4.0% to 2.9%.

Below are 103 cities with the latest NVM figures for their region: how much buyers paid over asking on average, what share of homes sold above asking, and how long homes stayed on the market. NVM publishes these figures per COROP region, so cities in the same region share the same figures. Each city page adds the municipal sale price and the WOZ spread across its neighbourhoods.
