1. About Groundwork

Groundwork is a property intelligence service for Dutch home buyers. We collect publicly available data from Dutch government sources and combine it with AI analysis to generate property reports. Groundwork is operated by Reiss Barran, based in the Netherlands.

2. The Service

Groundwork generates property reports using data from public Dutch government APIs (PDOK, BAG, EP-online, CBS, Klimaatatlas) and AI-powered analysis via Anthropic's Claude. Reports include property details, neighbourhood statistics, energy labels, flood risk, and a purchase recommendation.

3. No Professional Advice

Groundwork reports are informational only and do not constitute professional legal, financial, structural, or real estate advice. The AI-generated analysis is based on publicly available data and may contain inaccuracies. Always consult qualified professionals (makelaar, hypotheekadviseur, bouwkundig inspecteur) before making purchase decisions. Groundwork is not liable for decisions made based on its reports.

4. Accounts

You must create an account to generate reports. You are responsible for maintaining the security of your account credentials. You must provide accurate information when creating an account. We reserve the right to suspend or terminate accounts that violate these terms.

5. Payments

Groundwork offers a free tier (one report per email address), per-report purchases (€19.99), and monthly subscriptions (€9.99/month for unlimited reports). All payments are processed securely via Stripe. Prices include VAT where applicable.

Per-report purchases are non-refundable once the report has been generated. Subscriptions can be cancelled at any time from your account page. After cancellation, you retain access until the end of the current billing period. No partial refunds are provided for unused subscription time.

6. Acceptable Use

You agree not to:

  • Use the service to generate reports for automated or bulk data collection
  • Attempt to circumvent rate limits, free report restrictions, or payment requirements
  • Reverse-engineer, scrape, or redistribute report data commercially
  • Use the service for any unlawful purpose

7. Intellectual Property

The Groundwork platform, design, and AI analysis methodology are the intellectual property of Groundwork. Government data sourced from public APIs remains in the public domain. You may share individual reports for personal use (e.g., with your makelaar or hypotheekadviseur).

8. Availability

We aim to keep Groundwork available at all times but do not guarantee uninterrupted access. The service depends on third-party APIs (PDOK, BAG, EP-online, CBS, Anthropic) which may experience downtime outside our control. We will not be liable for losses caused by service unavailability.

9. Limitation of Liability

To the maximum extent permitted by Dutch law, Groundwork's total liability for any claim arising from use of the service is limited to the amount you paid for the specific report or subscription period in question. Groundwork is not liable for indirect, incidental, or consequential damages.

10. Governing Law

These terms are governed by the laws of the Netherlands. Any disputes will be resolved in the competent courts of the Netherlands.

11. Changes

We may update these terms from time to time. Material changes will be communicated via email or a notice on the website. Continued use of the service after changes constitutes acceptance of the updated terms.
