Our Mission

The Dutch property market is complex and opaque. Groundwerk makes the buying process transparent and data-driven, so home buyers can make informed decisions — based on facts, not gut feeling.

Founder

Groundwerk was founded by Reiss Barran and is based in the Netherlands.

What We Do

For every address you enter, we generate a comprehensive property report. We combine data from 20+ official government sources with AI analysis to give you a complete picture of a property — from energy label and WOZ value to neighbourhood statistics and environmental risks.

Our Data Sources

All reports are built on official Dutch government data:

• BAG — Base Registry of Addresses and Buildings (construction year, area, usage)
• CBS — Statistics Netherlands (neighbourhood statistics, transaction data)
• Kadaster / PDOK — Public Services on the Map (geocoding, parcel information)
• EP-online — Energy performance certificates (energy labels)
• Klimaatatlas — Climate effects and flood risks
• RIVM — National Institute for Public Health and the Environment (noise pollution)
• Leefbaarometer — Liveability scores per neighbourhood
• DUO — Education Executive Agency (nearby schools)
• WOZ — Property tax valuations (official assessed value)
• Bestemmingsplan — Zoning plans and land use designations
• Monumentenregister — National and municipal heritage listings
• Altum AI — Comparable properties and automated valuation
